Last year, changes to legislation meant that some types of cladding commonly used across the UK no longer met Government safety standards and therefore plans had to be put in place for it to be removed at the earliest opportunity. As a result, surveys were requested to determine the nature of the cladding in NPH’s mid-rise and high-rise apartment blocks.
In a pre-emptive move, NPH removed cladding from the walkways of all affected blocks of apartments in Autumn 2023. This was done to ensure the safety of all tenants in the event of a fire emergency.
Whilst the works were being carried out, a number of additional temporary measures were implemented to safeguard our residents, including a ‘waking-watch’ security service and daily fire-safety checks. All works were undertaken in accordance with both the Fire Risk Assessment (FRA) and Fire Risk Appraisal of External Walls (FRAEW). These temporary measures are no longer in place since the initial cladding removal was completed and the potential increased risk to residents was removed. This initial cladding removal from walkways was phase one of the cladding programme.
Since the removal of the cladding from walkways in phase one the affected blocks have been safe to live in (according to the strict fire safety guidelines set out by the Government and the Northamptonshire Fire and Rescue Service). There are no safety concerns about the blocks of flats affected by cladding works since the completion of phase one.
Current Status
Assessments have taken place to determine the best course of action to deal with the remaining cladding that is on the buildings. A decision has now been made in regard to the next phase of works.
A plan is in place to remove the remaining cladding from the external walls of the buildings affected and a schedule of works has been approved.
Update 16th July 2025
Abbey House
All cladding has now been removed at Abbey House. Scaffolding remains in place whilst the final stages of the work are carried out. All works will be checked in the coming weeks. Once fully signed off, the scaffolding will be removed.
Devonshire House
All cladding has now been removed and the scaffolding has been taken down. Phase two works are now complete at Devonshire House.
Melbourne House
All cladding has now been removed and the scaffolding has been taken down. Phase two works are now complete at Melbourne House.
St Barnabas House
All cladding has now been removed and the scaffolding has been taken down. Phase two works are now complete at St Barnabas House.
Alliston Gardens
All cladding has now been removed from the six-story block at Alliston Gardens and the scaffolding has been taken down. Phase two works are now complete at Alliston Gardens.
St Lukes House
All cladding has now been removed at St Lukes House and the scaffolding has been taken down. Phase two works are now complete at St Lukes House.
St Marks House
All cladding has now been removed at St Marks House and the scaffolding has been taken down. Phase two works are now complete at St Marks House.
